Introduction
The central part of our house is believed to have been before the 17th century. This part of the
house was an old farm cob cottage. This was added to and moderised by Clinton Estates in 1876, the result
is an interesting house that has evolved over the centuries. The house is set in rolling countryside, just outside of the
village of Aylesbeare in East Devon.
Whilst we aim to meet the needs of all
our guests there are some period features which might make access difficult for people with limited mobility. We
have three bedrooms all of which are on the first floor of our house.

Pre-Arrival
We are not ideally suited
to those travelling by car. However we are served by the bus from Exeter to Sidmouth, the bus stop is some
10 minutes walk from the house.
Honiton, Feniton and Whimple stations (Waterloo/Exeter
line) are 9, 6 and 3.5 miles away respectively. We can recommend taxi companies and K Cars have one suitable to carry a wheelchair.

We
would be pleased to provide any information you need in large print by prior arrangement – we are unable to produce

It is helpful to have an approximate time of arrival so we can be ready to welcome you. The house is open from 4:00pm.
Parking
We have two drives. Our main one is a gravel drive from the road to the house.
Those people using GPS to locate the farmhouse may end up at our other access, a farm track adjacent to Warren Cottage,
the farm is signed 25m into the drive. This is also access to the front of the house.
Guest parking is in the bays at the front of the house, and one space for those who have mobility difficulties at the
side of the house. There is good lighting in front and at the side of the house. We help guests with their luggage, so please
come and find us when you arrive.
Main entrance & reception
We have several entrances to the house
and usually greet guests at the front entrance. There are two steps approaching the front door at the front
of the house. Once in the house there is a step down into the main part of the house.
There is a further small step into the
dining room (130mm). Once guests have arrived there is full access via the back door which is locked at
night once guests are in. This is level in access.
Dining/Sitting Room
The dining/sitting room is 5m x 4m and the door is 800mm wide. It has a carpeted floor and a large oak dinning table
for breakfast and 2 comfortable sofas. The table is 740mm high and we have chairs are without arms. A high chair is available.
Menus can be provided in large print by prior arrangement. The room is light by wall lights providing excellent lighting depending
on the time of day. Large windows overlook the front garden. Books magazines and board games are available and the wood burning
fire is lite on cold winters days.
Laundry
We have a utility room, which houses our laundry.
We can hang wet/damp clothes in here to dry. We have an iron and board that we can put in a bedroom on request
Shop
Not available on site – nearest village shop is in West Hill and nearest town is Ottery St Mary.
Leisure facilities
Two public houses which also have restaurants are in 10 minutes walking distance of the farm.
These are the Aylesbeare Inn and the Halfway House.
Grounds and garden
Overall we the house is set
in 15 acres. The land to the front and side of the house is ours. We run a small
livery yard with up to 10 horses. We also have 8 chickens and a small herd of sheep.
The garden to the back and side of the
house is laid to lawn and shrubs with vegetable plots to the side. It has three seating areas, two patios
and a gazebo, the gazebo is up some steps. Tables and chairs are available throughout the year and guests
can enjoy the garden whenever the weather permits.
The front garden houses a water feature and further seating areas.
Bedrooms
There are no bedrooms on the ground floor and a staircase with 11 steps (each 180mm high) and handrail
lead to the first floor. Beds are standard single or double beds with access from each side. Each bedroom has an en-suite
shower room with one step into the shower.

floor and a further three steps to two of the bedrooms.

Beds can be made with sheets and blankets on request.
Foam and synthetic
duvet and pillows are used.
Mains voltage is 230v. Shaver point also has 115v socket. There is an adapter plug available
should our overseas guests require one.
Floors and rooms are not signed with numbers or names
Guests’ food
can be stored in main refrigerator.
Fresh milk is available on request.
All corridors and rooms are well lit.
We do not allow animals in the house, all rooms are therefore free of animal hair.
Both owners have Food Hygiene certificates.
An information booklet in each room gives details of services provided including procedure in the event of a fire.

let us know of any special requirements at the time of booking.
We have an environmental policy to reduce our footprint
as much as possible.
Drinking water is available from the taps throughout the house, including the guest rooms. This
water is from our own well, which is purified, tested and certified.
We are a non smoking house.
